The Gold Assessment is our most detailed home-performance service. It is designed for complex concerns, major investment decisions, long-term improvement planning, and homeowners who want a deeper understanding of how their home’s accessible systems interact.

The assessment combines expanded onsite observations, air sampling, detailed visible and infrared photographic documentation when conditions allow, comprehensive building-system analysis, prioritized recommendations, and personal follow-up.

Using test equipment, we measure conditions that can help you better understand your indoor environment:

• Carbon dioxide (CO₂): Provides context about occupancy and ventilation.
• Fine airborne particles (PM2.5): May be associated with cooking, smoke, outdoor pollution, and other sources.
• Larger airborne particles (PM10): May be associated with dust and other airborne material.
• Formaldehyde (HCHO): Screens for a chemical that may be emitted by some building materials, furnishings, and household products.
• Temperature: Helps document room-to-room comfort differences.
• Relative humidity: Helps identify conditions associated with dryness, discomfort, condensation, or moisture concerns.

We also observe accessible ventilation, filtration, and moisture conditions to help put the readings into context. Measurements alone do not identify the source of a concern.

Your report presents numerical low and high readings for each sampled location, with green, yellow, or red backgrounds where established reference ranges apply, written explanations, and practical next steps.

Sampling reflects conditions at the locations and times measured. It does not identify mold, allergens, bacteria, viruses, or other pathogens, or certify overall air safety. Findings and homeowner concerns may indicate that additional specialist testing would be useful.
